What the agent receives

How the value is calculated

1. Official identification. Referencia catastral or Catastro PDF → built area, typology, floor, year, annexes (garage, storage room, terrace).
2. Official context. INE (prices, rents, demographics by municipality and neighborhood), Registradores, municipal appraised value (MIVAU), SERPAVI for rents.
3. Comparables. Active portal listings in the same area, same typology, filtered by consistency.
4. Arithmetic. Median of comparables, adjustments for condition and annexes, value band. All in deterministic code: the same input gives the same number.
5. Drafting. AI writes the analysis and dossier text. It does not write the final value. Numbers are inserted afterwards, from the engine.
6. Receipt. Every number in the dossier includes its calculation line, source, and date. If a source fails, the system returns a clear error and the credit — never an invented number.

What Nexus is not

Nexus does not replace an official appraisal (Orden ECO/805/2003) or the professional's judgment. It is a support tool: the machine does the heavy lifting, the agent signs. Registry data and charges are presented as indications to verify, never as a legal conclusion.
