How to value an apartment from the catastral reference

The catastral reference identifies the property and gives built area, use, year, floor and annexes. It does not give the market value: for that it must be cross-checked with comparables in the area and official price sources.

How it works

  1. What the Catastro gives. Built area (with and without common areas), use, year of construction, floor and door, linked annexes (garage, storage room). Consult at the Sede Electrónica of the Catastro with the 20-character RC.
  2. What it does not give. Condition, renovations, orientation, views, elevator in older buildings, and above all, the price.
  3. Common traps. Annexes that are already in the declared area (double counting); PDFs that abbreviate ("TERR.") or split numbers; built vs usable area when comparing with listings.
  4. Cross-checking with the market. Reference price/sqm from the INE or municipal appraised value; active comparables of the same typology; median, not mean.
  5. Adjustments. Condition, floor, annexes valued separately.
